As an integrated part of your home, much of your HVAC system is covered by your homeowners insurance. However, all insurance policies have their limits and this means that there are some coverage exclusions. Here is what your home policy will and will not cover when it comes to your home’s HVAC system.
Window AC Units
While central air conditioning systems are considered part of your home, window units typically fall under the category of personal property. This means that your window AC unit will only have coverage for named perils and you may be subject to certain personal property coverage limits.
Damage Caused by AC Units
Air conditioners create water as they operate and, if they are not properly maintained, then this can result in water damage to your home and personal belongings. Because this damage is considered a result of your negligence, it will not be covered under your homeowners insurance policy.
Damage Caused by Furnaces
If your furnace malfunctions and causes a fire in your home, then your home insurance would cover these damages because fires are covered perils. However, the cost of replacing your furnace will not be covered.
